Ledyard and Gales Ferry Real Estate Statistics for the week of February 28th
The median price for single-family homes in Connecticut climbed 6 percent in January compared to a year earlier, according to a report by The Warren Group, publisher of The Commercial Record. Unfortunately, Ledyard didn't see any increase as the median price dropped more than 25%. Most closed sales in January were priced around $200,000, so the segment of the market that is selling in Ledyard is negatively impacting Ledyard statistics.
Last week: Listing inventory remained about the same, ending the week at 106 active listings.There were 3 pending sales and 1 closed sale reported last week.
Showings in the mid-200 range were very active last week. I'm also noticing that 3 bedroom homes are seeing fewer showings and sales. With so much available inventory, buyers apparently are favoring 4 bedroom homes in every price range.
