Occasionally I like to compare Ledyard stats with other towns in the area. Last week I took a look at what was happening in East Lyme and discovered that Ledyard is doing quite well in comparison. This week I researched Montville.
While Ledyard has 71 closed sales as of this date, Montville has 62. They also have 5 fewer pending sales at this time. Montville's active inventory stands at 132 while Ledyard has 122 active residential listings.
East Lyme and Montville are probably the most similar in the region as far as housing stock, although East Lyme has more larger and expensive homes than Montville and Ledyard. However, Ledyard is certainly holding its own in the region as far as the number of real estate home sales.

The $150,000 - $250,000 price range contains the highest # of sold listings during the past 6 months. A total of 58 listings have expired in that same time period. The $250,000 - $300,000 price range has the highest number of expired listings at 17 properties. Listings may expire for many reasons such as being priced too high, having been inadequately marketed, the property was in poor condition, or perhaps the owner had second thoughts about selling at this particular time.
