I hope everyone enjoyed the holiday! For those that like it hot, it certainly has been your kind of weather. I personally would be happy with 75 degrees year round and I've been told I should consider moving to San Diego.
Speaking of moving, Ledyard's "pending sales" are a good indication of the current market. Pending sales represent happy sellers getting ready to move as they wait for their closing. There are only 15 pending sales in Ledyard, the lowest number so far this year. Of the 15 pending sales, 5 are priced under $200,000 and 5 are priced over $300,000. The highest is a home in Sablewoods listed at $355,000.
As far as homes on the market, listing inventory is creeping up and that is something I pay attention to. There are currently 123 active residential listing in Ledyard. I'd prefer to see a number under 100.
Last week there were 5 closed sales in Ledyard and this week the number of closed sales is the same. Five closed sales a week would be a great pace and this is reflective of Ledyard's very good spring market! The pace of sales usually slows during the months of July and August but homes do sell.
For those not reading last week due to the holiday: The Hartford Courant has a great database that shows a Connecticut Town by Town comparison of Real Estate Sales and Median Home Prices January through April of 2006-2012. I'm hoping they keep updating this. It is a great overview of the Connecticut Real estate market.

On July 8th, Ledyard Real Market Reports show a total of 87 contracts have closed in the last 6 months with an average sold price of $224.460 and average days on market of 105. The average list price (asking price) of homes currently on the market is $269,669.
The $150,000 - $200,000 price range contains the highest # of sold listings during the past 6 months. A total of 45 listings have expired in that same time period. The $250,000 - $300,000 price range has the highest number of expired listings at 13 properties. Listings may expire for many reasons such as being priced too high, having been inadequately marketed, the property was in poor condition, or perhaps the owner had second thoughts about selling at this particular time.
