I did a little quick research this week to determine which months have the most closings and which have the least . Since closings happen about 45-60 days after a contract, it probably doesn’t surprise you that the months with the fewest closings are January and February. Buyers don’t do much shopping over the holidays, at least not for housing. The spring market contributes to the high number of closings in June and July. August is also always a good closing month as buyers like to get settled in prior to the start of school.
Once Labor Day is passed, buyers will want to close before the holidays arrive so September and October are the next best chance for sellers to get their homes sold.

The $250,000 - $300,000 price range has the highest number of expired listings at 13 properties. Listings may expire for many reasons such as being priced too high, having been inadequately marketed, the property was in poor condition, or perhaps the owner had second thoughts about selling at this particular time.
