I have some good news to share this week! Home sale prices are creeping up in Ledyard! Although it seems primarily due to better demand in the over $300,000 range, this is clearly good news. We are heading in the right direction and inventory remains low in most price ranges. That being said, Ledyard's average sale price of $233,000 over the past 6 months, is significantly lower than the average of $295,000 in 2007.
My Ledyard Foreclosure Report below has held steady for the past year but I'm keeping a close eye on those statistics. As compared to one year ago, Connecticut leads the way in foreclosure starts with an increase of 201%. So far, Ledyard has not experienced in uptick in the number of foreclosures.

The $150,000 - $200,000 price range contains the highest # of sold listings during the past 6 months. A total of 48 listings have expired in that same time period. The $250,000 - $300,000 price range has the highest number of expired listings at 12 properties. Listings may expire for many reasons such as being priced too high, having been inadequately marketed, the property was in poor condition, or perhaps the owner had second thoughts about selling at this particular time.
