Town of Ledyard Meeting Schedule

The Ledyard Town Council and other Ledyard Committee and Commission minutes and meeting agendas for the week beginning August 14th can be accessed by going to www.OpenLedyard.com.  Select all meeting groups on the pull down menu on the left or just the meeting you are interested in. Members of the public are welcome to attend all meetings except those held in executive session. Resident and Property Owners are invited to comment  at the start of most regular meetings.

August is typically a slow month with many boards and commissions announcing cancellations. The Zoning Board of Appeals Regular Meeting will be held on August 16th.

Quick Stats are published each weekend and offer a simple look at Ledyard Real Estate.  Inventory has increased from a 2017 low of 64 active listings on June 3rd to 84 active homes for sale in Ledyard  today. Despite the increase in listings,  Ledyard continues to see  a  positive real estate market as the median closed sale price has improved by 15% from 2016 when the median price of residential home sales was $204,000.

Talking Trash in Ledyard

Trash is a frequent topic on the Ledyard Community Forum on Facebook. For some unknown reason, some residents have developed the irritating habit of putting their bulky waste* out to the curb and expecting it to magically disappear. It doesn’t happen by magic but it only takes a simple phone call.

In the course of the debate on the topic, it appears that at least some residents believe it should be the role of government  to dispose of their bulky waste.  It would be unaffordable for most small towns to provide that service year round to all residents. That being said,  Ledyard does more than most towns in the area and provides two FREE bulky waste pick-ups a year. But you have to call to make that happen. The telephone number for arranging bulky waste collection is 800-286-5335. Residents may also use the Transfer Station (Colonel Ledyard Highway) for bulky and special waste disposal.

Ledyard Town Hall has been diligent of late to try to educate its residents on the services it provides to eliminate bulky waste. In fact, they provide a page of information on the subject along with a general page on trash and recycling.  When I see bulky waste sitting in a location for over a few weeks, I assume that the residents don’t know they need to call for a pick up.  I fill out the online form and the residents will receive a letter from the town with the information they need to make the call for pick up. Please don’t interpret this as “reporting neighbors” or trying to get people in trouble.  The more people who know about this FREE service, the better for the community!

*Bulky waste or bulky refuse is a technical term taken from waste management to describe waste types that are too large to be accepted by the regular waste collection. – Wikipedia

The Ledyard Town Council meets on Wednesday and will be voting to hold a Town Meeting for the sale of Gales Ferry Landing (The Old Gales Ferry School on Hurlbutt Road behind CVS.) to Florian Properties, LLC.

Ledyard Real Estate Update

July's real estate statistics continue to bring good news for Ledyard home sellers. Perhaps the most interesting statistic in July was the $269,900 median sales price of the 29 homes that closed during the month. Comparatively speaking, over the past several years this is a pretty positive number.

Inventory has climbed a bit to 82 active listings but this is still quite low compared to a year ago when there were 115 Ledyard homes on the market.  Even better news for sellers, the 151 closed sales in 2017 have a median sold price of $235,000 a significant increase over the median closed price in 2016 of $204,900. 

With inventory still low, I expect an excellent fall market. Traditionally September and October are good months but I expect this year we might see better than great!

On the Market

On August 6th there were 82 single family homes on the market In Ledyard with a median price of $287,639. While this is an increase over the past two months, inventory is still relatively low and buyers don't have a big selection in certain price ranges. There are only 14 homes listed under $200,000 throughout Ledyard.

Current Pending Sales

There are currently 26 pending listings with a median list price of $237,250.

There are 11 pending sales but "Show for Backup" with a median list price of $219,000. Homes are often listed as "Show for Backup" when there may be a concern about contract contingencies including financing.
This combined total of 37 pending sales is a drop from a month ago but not unusual during the summer market.

Closed Sales

In 2016, there were 247 closed sales in Ledyard  with a median sales price of $204,000. 

2017 offers positive news with 151 closed sales to date in Ledyard with a median sales price of $235,000

There were 29 Ledyard closed sales in July with a median sales price of $269,900

While it is useful to follow month by month, a 6 month trend is a better indicator of market conditions.

The median price of the 134 homes that have closed in the past 6 months is $236,500.
