ScanSnap imageWhen I moved my real estate office from Route 12 to Hurlbutt Road in Gales Ferry during 2004, I moved eight 4-drawer legal file cabinets with me. They took up a huge footprint and the need to digitize all of those closed files became obvious. I sold a few houses back in the day. Eight 4 drawer file cabinets represented over 1000 buyers and sellers, most of them in Ledyard. It was a momentous task but with some help I managed to scan all of those files by the end of that year. Most of the help came by way of my ScanSnap Scanner. I've had a few models since 2004, always upgrading to the latest new features. I'm happily using the ix1500 now as friends and family welcome my old toys. 

Several years back, I posted on Twitter that I would give up my dishwasher before my Scansnap. Those words were noted by the good folks at ScanSnap and I was asked to become a member of the ScanSnap Squad. I've been a proud member ever since despite having retired from the real estate field and am now working as a supervisor at the Ledyard Food Pantry.

Much of what I learned during my 40 years in real estate has proven to be beneficial in my role in the non-profit sector.  Database development, communications, social media and technology have translated well and my ScanSnap Scanner continues to be one of my most used tools

Linda Davis was an award winning real estate in Ledyard for over 40 years selling over 1000 homes before her retirement. She currently serves as Chairman of the Ledyard Town Council and a Supervisor at the Ledyard Food Pantry.

Ledyard Real Estate Quick Stats are published every two weeks and offer a simple look at Ledyard Real Estate.  Inventory remains low but there has been a jump from 66 active listings to 80 active listings in the past two weeks. Pending sales are steady but August is a notoriously quiet month. Low inventory is generally a predictor of rising prices but Ledyard has seen only a slight uptick to date over last year's $225,500 median sales price.

Ledyard Real Estate Quick Stats are published every two weeks and offer a simple look at Ledyard Real Estate.  Inventory has dropped again, this time to 60 residential listings, a level not experienced since the peak market of the 2005-2007 era.  Low inventory generally is a predictor of rising prices but Ledyard has seen only a slight uptick to date over last year's $225,500 median sales price.

Ledyard Real Estate Quick Stats are published every two weeks and offer a simple look at Ledyard Real Estate.  There were 14 closed sales in Ledyard in the past two weeks with a median sold price of $254,500 driving our median sold price for the year up to $240,000 from $226,500 just two weeks ago.  This jump is primarily due to a number of sold properties nearing the $400,000 mark. The highest home sale to date is a home on Oak Hills Trail that closed for $405,000. There have been 9 home sales over $350,000 so far this year, a big improvement from a year ago. Today there are 70 residential homes on the market in Ledyard, a slight increase from the historic low inventory of a month ago.

Ledyard Real Estate Quick Stats are published every two weeks and offer a simple look at Ledyard Real Estate.   Today there are only 66 residential homes on the market in Ledyard which should point to higher prices if low inventory continues this spring.  The median closed sales price of the 50 home sales in 2018 is $226,500.  The median closed sales price in 2017 was $225,500 so prices have remained flat through the first quarter. It will remain to be seen how the spring market will affect home values. The highest home sale to date was a home on Oak Hills Trail that closed at $405,000.

Ledyard Real Estate Update

Real Estate in Ledyard continues to offer record low inventory while interest rates remain favorable as we head into what promises to be an active spring real estate market.The median sales price in Ledyard is currently $228,000 a slight uptick from 2017 ($225,500). The number of closed sales is running slightly behind last year.

  • The first home sale over $400,000 in 2018 has closed at $405,000. It was a 2700 square foot colonial located on Oak Hills Trail on two acres.
  • There have only been 2 Ledyard condo sales reported in 2018  (Located on King's Highway in Gales Ferry and Lakeside in Ledyard) There are currently  3 condos on the market.
  • February 2018 saw only 9 closed sales while 20 homes closed in January and 15 closed in March. In 2017, more homes closed in July (30) than any other month. The fewest homes closed in November (11).

Market News

As of today, there are 67 active residential listings on the market with a median list price of $269,900. There are 35 pending listings with a median listed price of $239,000 and 45 closed sales with a median sale price of $228,000.

Today there are only 71 which will almost certainly begin to drive up prices if low inventory continues this spring.  One year ago, the median sales price of closed sales was around $200,000 while today it is $225,000.  We have a better idea of 2018 trends as we close in on the end of the 1st quarter.

The median closed sales price in 2017 was $225,500, an increase of 10% from 2016.

The highest priced home to sell in Ledyard this year is a home in August Meadows which closed at $390,000 in January.

The median closed sales price in 2017 was $225,500, an increase of 10% from 2016.
