The number of Ledyard residential homes offered for sale remains  low.  As far as pricing, there is not enough data yet in 2018 to make any determination of trends although the pending sales median listed price of $199,000,  may reflect a lower median sales price when these homes close in a month or two. The highest priced home to sell in Ledyard this year is a home in August Meadows which closed at $390,000 in January.

The median closed sales price in 2017 was $225,500, an increase of 10% from 2016.

2017 saw over a 10% increase in pricing from the previous year which is a trend in the right direction.

Ledyard 2017 Real Estate Quick Review

new balloonLedyard and the rest of New London County have experienced a 10 year buyers market. Things may be about to change as inventory in Ledyard throughout 2017 maintained record lows and interest rates remained favorable.  Home values in Ledyard increased 10% over 2016 while New London County saw a 5.39% increase. Continuing the trend of 2016, the number of home sales reached 242, a level not seen since 2005. While I am not ready to call it a seller’s market just yet, things look promising for 2018.

In other data:

  • There were 14 condominium sales with a median sales price of $84,000.
  • Two home sales topped $500,000 while 4 others reached the $400,000 mark.
  • Only 3 building lots were reported as sold in Ledyard with a median sale price of $30,000.
  • More homes closed in July (30) than any other month.  The fewest homes closed in November (11).

Today’s Market News

As of today, there are 72 active residential listings on the market with a median list price of $234,450. There are 21 pending listings with a median price of $213,900 and 10 closed sales with a median sale price of $252,500.

2017 saw over a 10% increase in pricing from the previous year although the second half of the year saw a lower median price.  I am currently working on a final review and market update of 2017 Ledyard Real Estate but it does paint a pretty picture.

Long Island Replica in Ledyard

This home is not one the biggest or most expensive listings I ever had in Ledyard, but is one of my favorites.  I loved this house and the wonderful sellers who owned it. This custom home built in 1999 is a replica of a circa 1810 picturesque home in Long Island, NY where the sellers lived prior to moving to Connecticut.  It offered superior workmanship with attention to the original detail.  It is located on a mostly hidden 9.5 acres in Ledyard.

Ledyard Real Estate Quick Stats are published each weekend and offer a simple look at Ledyard Real Estate.  The number of Ledyard residential homes offered for sale continues to drop which is pretty typical this time of year as many sellers prefer to wait until after the holidays to market their homes.  The frigid and snowy weather also tends to deter home sellers.  As far as pricing, Ledyard continues to see a positive real estate market as the median closed sale price has improved by over 10% from 2016 when the median price of residential home sales was $204,000. The median price of the 241 Ledyard residential sales in 2017 was $225,500 with the highest priced sale at $550,000. (A contemporary home on the waterfront on Long Pond). I will wait another week to do a final review and market update of 2017 Ledyard Real Estate as agents continue to input closed sales to our CT Multiple Listing Service.

There has only been one closed sale in 2018 but at least we started the year off with a higher priced home sale.  It usually takes a month or so for numbers to make more sense and average out.

As far as pricing, Ledyard continues to see a positive real estate market as the median closed sale price has improved by over 10% from 2016 when the median price of residential home sales was $204,000. The median price of the 241 Ledyard residential sales in 2017 is $225,500 with the highest priced sale at $550,000. (A contemporary home on the waterfront on Long Pond)

In 2016 there were 247 residential home sales in Ledyard.  Until this month, it did not appear we would match that number but with what seemed like a burst of closings towards the end of the year, we have come mighty close. Exact numbers should be recorded in the next week or so and we will see exactly what 2017 brought in terms of number of sales and average price for the year.
